How the money splits
Where your budget actually goes
On a typical private house, this is roughly how the total divides. It is worth knowing before you start — most overruns happen in the last two rows, long after people think the hard part is over.
Structure — about half
Foundation, columns, beams, slab, brickwork. Cement, steel, sand, chips and the labour to place them. This is the part that cannot be economised on later.
Finishing — about a third
Plaster, flooring, tiles, doors, windows, paint, plumbing and electrical fittings. Where the choice between basic and premium changes the total most.
Everything else — the rest
Design and approvals, machinery, transport, compound wall, water and electricity connections, and contingency. The row people forget to budget for.
